Applying is done securely online, and the requirements are published right here so you can prepare before you spend a dollar: a $45 nonrefundable application fee, a valid form of identification, proof of income, and 3 years of residential history with rental references. Most properties require combined gross income of at least three times the monthly rent, and every resident over 18 submits their own application. Once you're approved and moved in, everything lives in your online tenant portal: rent payments, automatic payments, maintenance requests, and your lease, with a real local team behind it rather than a call center.

How much is the rental application fee?

The application fee is $45 and is nonrefundable; it partially covers the cost of processing your application. Please be prepared to pay the application fee as outlined in the property listing. Each resident over the age of 18 must submit their own separate application.

What do I need to apply for a rental?

Along with the rental application, you'll need a copy of a valid form of identification and proof of income. Be prepared to provide 3 years of residential history with contact information for your rental references, plus information about your monthly income. Every resident over 18 submits a separate application.

What are the income requirements to rent?

Most properties require that the combined gross income of all applicants is at least three (3) times the monthly rent amount. You'll be asked to provide information about your monthly income and documentation to verify it as part of the application.

How long does application approval take?

We notify you whether you've been approved within 10 days after receiving a completed application. An application is considered complete once every applicant has submitted a fully filled-out, signed application and the application fee and application deposit have been paid. Please don't assume approval until you receive actual notice from us.

Is the application deposit refundable?

The application deposit is not a security deposit, but it is credited toward your required security deposit once the lease is signed by all parties. If your application is not approved, it's refunded within 30 days. If you withdraw your application or don't sign the lease within the required window after approval (3 days after approval in person, by phone, or by email, or 5 days after a mailed approval), the deposit may be retained as liquidated damages. How do I pay rent?

Residents pay rent online through the secure tenant portal and can set up automatic payments so rent is never late. The same portal lets you view your lease, track your payment history, and submit maintenance requests in one place.

How do I submit a maintenance request?

Submit maintenance requests online through the tenant portal at any time. We coordinate repairs through our network of trusted local vendors and keep you updated along the way. Genuine emergencies, such as a burst pipe or heating failure, are triaged around the clock.

When do I get my keys?

Keys and access devices are furnished after all parties have signed the lease contract and related rental documents, and all applicable rents and security deposits have been paid in full. From there, move-in is straightforward, with a clear walkthrough of what to expect.
