How do you screen tenants for my rental?

Every applicant over 18 submits a separate application with a valid form of identification, proof of income, and 3 years of residential history with rental references. Most properties require that applicants' combined gross income is at least three times the monthly rent. We review each application carefully and consistently, so the person who moves in is someone you'd choose yourself.

How and when do I get paid as an owner?

Residents pay rent online through the tenant portal, and we disburse to owners on a predictable monthly schedule with transparent, itemized statements. Your owner portal gives you access to statements and documents any time, so you always know exactly how your property is performing.

How much does property management cost?

We price management individually for each property rather than using a one-size-fits-all rate, because a single-family home, a multi-family building, and a commercial space each involve different work. Can you take over a property that already has tenants or another manager?

Yes. We onboard properties with tenants in place and handle the transition details, including the lease, security deposit records, keys, and tenant communication, so the change is smooth for you and your residents. If you're leaving another management company, we'll walk you through the handoff step by step.

Do you manage HOAs and commercial properties?

Yes. Beyond residential rentals, Sierra Property Partners provides HOA management for homeowner associations, including dues collection, vendor coordination, and board communication, and manages commercial spaces such as offices and retail units across our four-county service area.
